Christchurch Airport chief executive Malcolm said the new strategy reset that the company rolled out in the 2014 financial year has begun to produce "tangible results".
These positive results meant the board were able to declare annual dividends of $40 million, a 5.5 percent increase from last year.
International visitor arrivals to Christchurch Airport grew 8.5 percent compared to the national growth rate of 3.9 percent.
Property income accounted for 19 percent of the airport company's total revenue in 2018 financial year.
The company secured Bunnings Warehouse as an anchor tenant for a new trade retail precinct, Harvard Park. Construction will begin in the 2019 financial year.
Malcolm Johns said all parts of the business were now showing "pleasing commercial maturity".
